Understand the Potential Income
Headline yields only tell part of the story. Here is how to read them — and a calculator to test your own figures.
Gross rental yield
Annual rental income ÷ purchase price × 100. A simple measure that ignores every cost of owning the property.
Net rental yield
(Annual rental income − annual property costs) ÷ purchase price × 100. Deducting management, maintenance and insurance gives a more realistic view of income.
