Supported living investments UK
Supported Living Property Investment
Supported living homes give people the independence of their own front door. Owners can participate by supplying well-built, completed residential properties.
Understanding supported living
Supported living is a model in which people with support needs live in ordinary homes, with care or support delivered separately from the accommodation.
Because the housing and the support are distinct, there is a role for private owners to provide the homes themselves, let under an agreement with a housing provider.
How investors participate
Investors purchase the freehold of an individual completed property. On completion, the property is subject to the relevant rental agreement, and rent is paid in accordance with its terms.
The agreement sets out the counterparty, term, rent review mechanism and repairing obligations — all of which affect the income you can expect.
Questions to ask
Who is the counterparty, and what is their financial position? Are there break clauses? Who is responsible for maintenance? What happens at the end of the term? Your solicitor should review each point before exchange.
